Scope<\/h2>\n<p><strong>2.1.<\/strong> These Terms and Conditions (\u201cT&amp;C\u201d) govern:<\/p>\n<ul>\n<li>requests for information and\/or availability;<\/li>\n<li>bookings for stays;<\/li>\n<li>payments, advance payments\/booking deposits, and any other deposits;<\/li>\n<li>changes and cancellations;<\/li>\n<li>refunds;<\/li>\n<li>tourist tax;<\/li>\n<li>guests\u2019 obligations at check-in\/check-out.<\/li>\n<\/ul>\n<p><strong>2.2.<\/strong> For information on personal data processing and cookies, please refer to the dedicated notices published on the website (<a href=\"https:\/\/www.iubenda.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">www.iubenda.com<\/a>).<\/p>\n<\/section>\n<section>\n<h2>3. Definitions<\/h2>\n<ul>\n<li><strong>Guest\/Customer:<\/strong> The person making the booking.<\/li>\n<li><strong>Direct Booking:<\/strong> A booking made through <a href=\"https:\/\/www.lestanzediteodorico.it\/en\/\">www.lestanzediteodorico.it<\/a>.<\/li>\n<li><strong>Third-Party Channels\/OTAs:<\/strong> Booking platforms (e.g. Booking.com, Airbnb) through which the Customer completes the booking.<\/li>\n<\/ul>\n<\/section>\n<section>\n<h2>4. Formation of the Contract<\/h2>\n<p><strong>4.1.<\/strong> Once confirmed, the booking constitutes a contract between the Customer and the Property under applicable Italian law.<\/p>\n<p><strong>4.2.<\/strong> For Direct Bookings, the contract is deemed to be concluded upon written confirmation (email) and\/or receipt of payment in accordance with the selected rate.<\/p>\n<p><strong>4.3.<\/strong> For bookings made through Third-Party Channels, the contractual relationship and conditions (cancellation, payments, refunds) may also be governed by the terms of the channel used. In the event of a conflict, the conditions communicated in the booking confirmation and\/or those of the third-party channel shall prevail for the matters within that channel\u2019s responsibility.<\/p>\n<\/section>\n<section>\n<h2>5. Rates, Taxes and Availability<\/h2>\n<p><strong>5.1.<\/strong> Prices are stated in euros and include\/may include the services described in the offer.<\/p>\n<p><strong>5.2. Tourist Tax (Municipality of Orvieto):<\/strong><\/p>\n<ul>\n<li>the tax is payable by persons who are not residents of the Municipality of Orvieto and stay overnight in accommodation establishments, up to a maximum of 5 consecutive nights;<\/li>\n<li>the operator must inform guests of the tax, the applicable exemptions and its amount;<\/li>\n<li>exemptions include, among others, children under 12 years of age.<\/li>\n<\/ul>\n<p>The tax amount may change annually by municipal resolution: see <a href=\"#allegato-a\">Annex A<\/a>, where the current amount is to be entered.<\/p>\n<\/section>\n<section>\n<h2>6. Payments (Direct Bookings)<\/h2>\n<p><strong>6.1.<\/strong> Accepted payment methods are specified during the booking process and\/or in Annex A.<\/p>\n<p><strong>6.2.<\/strong> Depending on the selected rate, the following may be required:<\/p>\n<ul>\n<li>full payment in advance (\u201cNon-refundable\u201d); or<\/li>\n<li>a booking deposit\/advance payment; or<\/li>\n<li>a card to guarantee the booking.<\/li>\n<\/ul>\n<p><strong>6.3.<\/strong> If payment is not received within the deadlines specified in the confirmation, the booking may be deemed void or cancelled.<\/p>\n<\/section>\n<section>\n<h2>7. Bookings through Booking.com \/ Airbnb (Operational Overview)<\/h2>\n<p><strong>7.1.<\/strong> For bookings made through Third-Party Channels, payments may be:<\/p>\n<ul>\n<li>handled by the channel; or<\/li>\n<li>handled by the Property (payment at the Property \/ direct payment), depending on the booking settings.<\/li>\n<\/ul>\n<p><strong>7.2. Refunds and Payment Channels:<\/strong><\/p>\n<ul>\n<li>If the Property has collected a payment directly (e.g. through its own card terminal, bank transfer or payment gateway), any refund will be processed by the Property using the same payment method used by the Customer, where technically possible, and in all cases to the same card\/account originally charged.<\/li>\n<li>If payment was facilitated by the channel (e.g. Airbnb or \u201cPayments by Booking.com\u201d), the refund may be handled by the channel in accordance with its procedures; the Property may be required to cooperate (e.g. by confirming a waiver of cancellation charges) and\/or to refund any amounts it has already received.<\/li>\n<\/ul>\n<p><strong>7.3. Public References (for Operational Alignment Only):<\/strong><\/p>\n<ul>\n<li>Booking.com (Partner Hub) states that when a partner handles payments, it is also responsible for refunds, and that refunds must be made using the same payment method and to the same original card\/account.<\/li>\n<li>Airbnb (Help Center) states that eligible refunds are issued to the original payment method and that processing times depend on the customer\u2019s financial institution.<\/li>\n<\/ul>\n<\/section>\n<section>\n<h2>8. Booking Changes<\/h2>\n<p><strong>8.1.<\/strong> Requests for changes must be sent to customer support (commercial enquiries email). Acceptance depends on availability and the rate conditions.<\/p>\n<p><strong>8.2.<\/strong> If the change results in a higher price, the Customer must pay the difference.<\/p>\n<\/section>\n<section>\n<h2>9. Cancellations and Charges<\/h2>\n<p><strong>9.1.<\/strong> Cancellation conditions depend on the booked rate (flexible\/non-refundable) and are communicated:<\/p>\n<ul>\n<li>in the booking summary on the website (Direct Bookings), and\/or<\/li>\n<li>in the booking confirmation issued by the third-party channel (OTA).<\/li>\n<\/ul>\n<p><strong>9.2.<\/strong> In all cases, any exceptions (waivers) remain at the Property\u2019s discretion, depending on the circumstances and availability.<\/p>\n<\/section>\n<section>\n<h2>10. Refunds<\/h2>\n<p><strong>10.1.<\/strong> Where a refund is due or granted, the Property will:<\/p>\n<ul>\n<li>issue the refund through the same channel\/payment method used for the original transaction, where possible;<\/li>\n<li>inform the Customer of the refund amount, date and method;<\/li>\n<li>explain that the time required for the refund to be credited depends on the payment network and the Customer\u2019s financial institution.<\/li>\n<\/ul>\n<p><strong>10.2.<\/strong> If a refund cannot be made to the original payment method (e.g. a closed account), the Customer must liaise with their financial institution; upon request, the Property will provide evidence\/documentation of the refund.<\/p>\n<\/section>\n<section>\n<h2>11. No-Shows and Early Departures<\/h2>\n<p><strong>11.1.<\/strong> In the event of a no-show, charges may apply in accordance with the booked rate.<\/p>\n<p><strong>11.2.<\/strong> No refund is due for an early departure, unless otherwise agreed in writing.<\/p>\n<\/section>\n<section>\n<h2>12. Check-In, Identification Documents and Guest Obligations<\/h2>\n<p><strong>12.1.<\/strong> A valid identification document must be presented at check-in for every guest, including minors, to comply with legal requirements.<\/p>\n<p><strong>12.2.<\/strong> Guests must comply with the house rules and occupancy limits, and use the accommodation with due care.<\/p>\n<\/section>\n<section>\n<h2>13.
